Is this a red flag, should I be looking at other factors?

You may want to use your local GIS map for tax information which will typically give you current owner address (important for direct mail), bed and bath count, square footage, lot size, year built, last sale date, last sale amount, current year appraised value, etc.

I’d get quotes from different flooring companies, they should charge you less for just removing glue, I believe about $1 per square foot.

The square footage when finished will be in line with the largest homes in our neighborhood, so we won't be making it too big for the location.

Go to your local United Way  or Red Cross, Salvation Army,  explain your going to lose your housing due to disrepair and would like assistance in finding housing.. they may be able to help. 

If you get push back I think that's a red flag. 

I use Square Cash App with all of my tenants to complete rent transactions each month.

My market is so red-hot that selling by owner isn't difficult at all.

I am puzzled as to why this apt isn't selling fast... it's priced at $2300/m and is 2000 square feet.
