@Carl LeggI agree with @Brian Eastman unless you have experience as you say and have professional advisors if you are not a professional don't save money here. 

I have been trying to network with local RE professionals but so far nothing is set in stone.

You can look up who the owner is on the county tax appraisal site...or maybe Renters Warehouse will give you the owners phone number due to this extenuating circumstance.

All you need is a phone and a few contacts.

Ask your tax professional if you should file as a qualified joint venture or not.

In our case, it was a young professional family with 1-2 children and maybe a dog who care about high quality schooling and a family-friendly home and neighborhood.  

And require that installation of the washer/dryer is to be done by a licensed and insured professional, and that the tenant will be liable for any damages caused by faulty installation.
