I highly recommend reading "Lawyers Are Liars" by Mark Kohler.That being said, a simple LLC and an umbrella policy is what I see most people using.

Just make sure the firm discusses the concept of dual agency with you and their company policies on the matter.  

So take base rent plus cam ( landlord insurance policy, property taxes, any admin or management fee ) and that amount should not go above 10% of annual sales.So if rent is 100,000 all in you want to see location sales at 1,000,000 or higher.
