I am 19 and live in Alberta Canada, as my first real estate investment I am going to do a duplex for around $500k with 5% down Owner Occupied loan (Essentially I'm mixing house hacking with BRRRR).

There were opportunities prior of just renting rooms out to misc tenants and at the time, I did not like the idea to mix. 

You can’t always mix and match those strategies, they really need to be tailored to an individuals personal needs and situations.Depreciation.

Hello everyone, I am making my first rental property purchase and have been having mixed feelings about what I am actually going to do with the house.

You may find a healthy mix of MF and SFR  may work great for you.

Perhaps with larger contribution limits and no limit on income so I can incorporate real estate investments into the mix ( Understanding I will no doubt have to move my money from Fidelity to a brokerage specializing in real estate and self direction).

I am primarily interested in small multi family properties, SFHs and commercial, I'd love to learn more about mixed use. 

I suppose it would be a mix of, rent increasing through inflation pressure + massive decrease in investor demand.Do you see investor demand decreasing to the point where cap rates rise to 7%+?

I like being able to mix it up!

Or what kind of unit-mix/square footage/etc.?
