I also found a source that stated that Creative investing is much more stable than Traditional because Traditional investors now more than ever have much more competition because of Hedge Funds and other institutions that heavily invest in real estate while the Creative approach is driven only by motivated sellers.

The inspector that charged me $400 for the inspection totally missed a one foot diameter area in the dining room along the garage side wall that when stepped on, sinks in about 3-4".The floor had been recently upgraded to that floating laminate material

There were no building codes in those periods and there could be major work involved with electrical, plumbing, insulation, hazardous materials, restrictions on types of exterior repairs, etc.As far as value, I would try comp to other homes built prior to 1900.
