Where I live, a "group home" is defined by the city as having 6 or more residents and full time staff. 

Can be dangerous, know/trust these people, define your terms.

I think if you defined it further, you might have someone who can help you further.

Defining roles and responsibilities as well as possible up front will be key.

Define what you as owners want from the HOA (enforcement, repairs, etc.).

Has anyone done this "successfully" however you'd like to define that (and would like to share?)

I think your first step is to define what financial independence means to you and what kind of properties will it take for you to get there.  

You would us it if adding, changing, or removing signatories, conditions, encompassed services or the description of premises (i.e. defining a garage or deck to be uniquely part of the premises covered by the lease).A letter of authorization / letter of consent is used to provide written proof of consent where the lease indicates an action is possible, but requires the landlords approval to occur.  

I define a good tenant as someone who:Pays all of the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities while on the propertyStays for multiple yearsGood tenants are the result of effective screening by a skilled property manager.
