Group Housing / Assisted Living

Hey BP family, I just have a quick question about assisted living/Group housing.  Myself and a few other investors have been looking at this property that has been being used as a MF 4plex, but is not zoned for that, it is zoned as a single family home.  That being said, legally the only way to do take this on is to rehab it either back into a monster single family vacation rental style home, OR to gut the units of their kitchens and re construct them into bedrooms to make it a group home style facility.  This is out of my expertise and just thought someone on here has to have some answers and or suggestions abut this.  I hope this make sense if not, I can try to break it down more simply.

Also Taylor, contact Gene Guarino in Phoenix.. he's your local assisted living expert / mentor.  I've taken a few of his classes, he is excellent imo.
