There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

Martin has a good example with his Oakland vacation studio rental.  

We have used the floating vinyl plank flooring in an entryway and a studio apartment, and love it for the ease of installation and durability.  

It is home to 3 major sports franchises (Indians, Browns, and Cavs), #1 Medical Institution (Cleveland Clinic), Casino's (MGM), Amazon Fulfillment center, Malls, rapid transit, Universities, etc.

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

If that's the case, don't get into real estate at all, just invest in Amazon.  

Airdna.co provides some good data on the metrics.Smaller units 1bd/studio do well for us with Airbnb but we don’t have traditional vacation rentals in a touristy spot - all are in Columbus, OH Metro.

They are also putting a bid into Amazon for a new world headquarters . . we already have several distribution centers for them around the metro.The key to good turn key rental investing out of state is a stellar property manager.
