@Jassem A. - I don't know much about the property at the moment, it was part of a large batch of multi-families that I was looking through.

Also, I may be reading too much into your words here, but I'm not sure what you mean by "it's that time of year again."  469(c)(7)(A) is an irrevocable election so once made it is binding on all future tax years apart from a significant change in circumstances.  

I rent my whole lake house and Home away has driven a massive amount of traffic to my property.

I have driven in to KC a few times, for Northland Real Estate Investors and for MAREI (Mid-America) and have enjoyed both groups tremendously.

It should become evident after a few letters if the tenant wants to stay and work things out or if the tenant is just a "I do what I want" type of person...

I feel like if it is just a broad overview, my time might be better spent on BP reading through the TON of information about REI on here, finding someone in my area to be able to pick their brain, or any other self driven research to help get the knowledge.
