This would be my first time buying land and although I've done a lot of research on what sort of due diligence is necessary before buying the land, I am wondering what bits of information I should ask the agent the first time I talk to them.

It makes me wonder if I can appeal the assessment if the rates go up significantly just on the basis of the changed cap rate. 

I don't do cold calls, but was wondering why you were looking at calling the tax delinquent owners rather than buying their property at the tax sale. 

Looking at some seemingly great deals and wondering why they keep going contingent and then going back on the market or even sold and then back on the market so quickly.
