The prices for single family homes are pretty similar in Ottawa weather they are 2 or 3 bedrooms, and you can get more in rent for a 3-bedroom house without having to save as much as I would for a multi-family while I'm just getting started as an investor How did you find this deal and how did you negotiate it?

The exact amount of the tax varies, but wages will always to low compared to the cost-of-living because that is the price paid to live where people want to vacation, where the weather is as good as anywhere in the US, where you can be in the beach, mountains, and dessert in the same day, where there are world class attractions like the zoo, safari park, Sea World, Legoland, etc., where it is so difficult to increase the supply.

Happy to say that it has been working good so far for the last 4 years, except during COVID19 times, as we know was a bit rough..ATM I am holding just 4 SFR around Toledo, and looking to expand it, considering buying another 4 units, weather is single or duplex or triplex.I used to work with a contractor, however, he went AWOL and little to say, I haven't been able to find another one, same goes with my accountant, which I am urgent to find one.Being an out of state investor could definitely put a bit of a tricky situation if you try to build a portfolio, however, if you live at the place where you are investing, that could save you tons of money and time.
