The tenants seem terrific and I don't have any reason to be concerned, but they are an unmarried couple and I'm wondering if I should have both of them submit applications, separately, and run separate background checks and credit reports, even if the man's income is more than sufficient and his background check and credit report came up clear and excellent.

They said they've never had a problem with damage to wood floors or anything else, and these look like model tenants in other respects (sufficient income, clear background check, excellent credit, etc.).

I will ask my client for a copy when he gets it.however i think this is about 5 years to late to really affect anyone i know Passadore has pushed rents the last 5 years for my client so 10% a year form here on out would be more than sufficient to keep growing his values..

Fha works fine though on 4 units and 2 units. 3 units in trendy areas are harder to meet self sufficiency but 4 almost always pass.
