Tenant C also has 3 children.Around April 15th Tenant C (who I had no contact info for previously) texted me saying she’s been working diligently to get a place to live and she wanted to be upfront that she might need more time.I told her to let me know what the update is after going back and forth looking to be helpful with different resources to check out for finding and apartment.April 29th I text the Tenants since I have not heard anything further about them need more time so I assume they will be moving out before May 1 and told them where to leave the keys etc.Tenants B and C both promptly answered back (I have no contact info for Tenant A) saying they needed more time.Tenant C said she was still working on the same place however she needed more time and that it was a promising lead.

I recognize that things may be different in Louisville, but here in Baltimore (and most other jurisdictions that I am aware of) the past owner's water bill needs to be paid at settlement by the seller in order for your deed to be recorded.Could be a very honest mistake or the result of delays in water bills being updated, but either way it sounds like something the title company that handled your purchase should eat.

But before you do all that I recommend updating your profile info so that when they get a friends request or message request they'll see you're a person and not just another spammer.Looks to me that you're already able to close deals and get a lot of work done.

If you're set on doing it alone, I'd try to find a seller that would be willing to seller finance for a year with a home that needs just cosmetic updates so you're not doing anything too expensive, and can do a lot of the work yourself.
