In the commerical world, owners often pay the full leasing fee of a 3 or 5 year cotnract upfront.In the small residential world, many owners have little to no clue what they are doing when they select a Property Managment Company. 

I was in your position in 2012 when I bought my first investment...not a clue, but I understood that the property was undervalued and there was something there...just be careful and the universe will be on your side, lol...

Everyone that I've called has either not have a clue of what I was talking about or said they do not do it.

Obviously the value of the land and the taxes are something I have no clue about.

And they are trying to do these deals from afar and I just dont think most have a clue as to how unstable this industry is especially at the low end of the spectrum which is rental rehab jobs its the very lowest only thing lower is handyman work.I mean my dry waller has 600 employees and  a Personal Jet.. !!! 

THAT is what every damn Wholesaling guru will attempt to teach you, and no offense to any wholesaling guru out there, you have NO STINKING CLUE how lead generation works.

But you can attenuate that pattern of behavior in your rentals with good vetting.To further your point Jim this is where I see newbie landlords who have absolutely no clue how most tenants at least those that can only afford 600 to 800 dollar rents live their lives and how they think.landlord wants to charge for any little thing that gets busted by the kids.. tenants have no money  .. so then they start to get upset and look for a new place.. maybe break the lease all together..

Unless you like looking at blurry snapshots of bank statements and asking for the umpteenth for the seller to send both sides of the title.One way to at least keep things interesting - think of yourself as a detective who's been given a bunch clues.
