A true salaried job doesn't need 2 year seasoning. 

I have my reasons for not describing what system I'm currently on and how I got here with 40 doors of self managed SFR.My wife and I have been around the block re rent collection. 

I would avoid several cities like Oakland, San Francisco, Berkley etc just for that reason.

They don't plan on selling, but their true intentions are all quite ambiguous, and they've remained quiet about this.

Buyers and investors have been flocking to this area for all the reasons mentioned in previous comments, PLUS the fact that our landlord/tenant laws are much easier to deal with than in MA. 

@Dave Hart, costs and taxes may sound like a valid reason to raise rent and probably makes sense if you mention rising costs to a tenant but in reality they have nothing directly to do with whether you should raise rent or by how much.

That said, I completely understand that out of state can be more palatable for many reasons. 

FYI:  Part of the reason for the requirements and protocol is because it really doesn't take much to have lead poisoning at all. 

Of course, willing to pay a reasonable fees for advice and generation of letter. 

The reasons are the same as what has always made multifamily so attractive: uniformity, density, etc.
