Some will have attractive management fees, but then slam you with hidden fees and excess maintenance charges.Having been through multiple poor property management companies I finally started my own.

Luckily I tend to attract great tenants as I go just a bit more with my renovations than my competition without breaking the bank.

There are places it can work in places that don't.My schtick is buying properties where housing costs are affordable, and yet it is a reasonably tourist area.

@Andrew Taylor  thank you for posting this.. you can see the con all the way through this.. keeps trying to suck you in making the deal even more attractive.. but as we know there is no 100% financing in the real world like this.. especially at those dollar amounts..

What resources do you use to find if the property is in a tourist area or close to one?

If only they had local forums where you could post something state specific and only attract local responses.I should suggest that in my survey....

We just had our 3rd floor redone and a side entrance that leads to it improved in order to make it more attractive.

Overall, I think condos are nice to live in but less attractive for investments. 

this likely would only be an attractive option for him if he is single/no dependents.
