A distressed duplex will often require $20k to 30k per unit for a full rehab (plumbing, electric, kitchens, bathrooms, floording, doors, trim, drywall/plaster, paint, HAVC, water heater, new kitchen appliances etc etc - it adds up quickly), plus exterior (check roof, siding, windows, garage, driveway, fence, trees, landscaping..) which can easily be another 20-30k.

I’m gonna canvas this specific park with offers since they allow it and have been very easy to deal with.The lot rent does cover property taxes in this case too so bonus.I am curious about your 20 year contract to buy and how you structure it.I had a friend renting a codon for 1200 who made it rent to own at 1700 for 5 years and and took the wax tea 500 over 60 payments or 30k as a down payment on the purchase of 80k leaving the buyers the task of coming up with the remaining 50.Is that what your suggesting with a 20 year contract?

Some people's brains have the ability to process information so they can see and predict a clear path that will reach their target and a high percent of people can't see the forest through the trees (if I made any sense).

I feel like some people don't see the forest through the trees and will put so much effort into buying a $250,000 property that cash flows a few hundred a month when for the same time and effort they could have gotten a raise at their current employer, or a new job, making 5-10K more annually without putting money down.
