Just make sure that you fill out the paperwork and submit it on time and follow the regulations to the letter.

There are many things that could be overlooked as part of the renovation on fire-damaged properties.I would also be happy to look at pictures or videos and answer any specific questions you have. 

The LOI's I've been submitting lately include a portion of sales proceeds to go into an escrow account for 90 days after closing to compensate Buyer for any covid related delinquencies, unexpected move outs, ect. and Seller's have been open to negotiate with this language thus far.

I had 3 leases turning over on May 31 and I used this process:- Coordinated with the current residents to have a video walk-thru of the unit recorded.- Send the video to all interested parties and encourage them because of COVID to make a decision based on the video.- If a qualified applicant on the waitlist is ready to sign but won't sign without a showing, I coordinate to have the residents prep for showing.
