what i need is someone to run the numbers and compare whether the extra income generated by a bigger residential building (minus the necessary loan payments) offsets the advantage of a smaller building with fewer units that's producing income with only a minimum loan (~90k) to satisfy the "no cash out" part of the 1031.i realize that a bigger building provides a steadier income stream, and there's more depreciation, and a bigger building allows trading a space for a live-in manager. i'd guess that someone who lives in a building has is a little committed, as opposed to just involved, and would probably do a better job.still, i'm kind of risk-intolerant by nature, and a big loan is a little scary. if i own a building free and clear, it's harder to screw up and lose it.thanks for your help.
