Hey @Jason Thompson, This is what I do and I have had a lot of success with it. 1) Look for recently sold flips and reach out to the sellers and ask about their experience with the flip, and whether they are interested in buying more properties.2) Search for recent cash sales on Propstream or Batchleads, once you've identified a list of properties, you can use skip tracing tools to find the contact information for the buyers and reach out to them directly.3) Networking events can be a great way to connect with potential cash buyers in your area.Good luck!

Try your MLS system public records, hire a skip tracer on Fiverr or pull tax records.

I'm using it as a rental....for now....I have purchased and read a few books including Tax Strategies for the Savvy Real Estate Investor by Amanda Han (very good book)This gave me ideas of the routes I want to take, but what if I'm missing something or skipping a step while using turbo tax for fiscal '18?

Skip trace that list and get to calling. 

There are buyers out there who are 100% adverse to having to put any work into something, and many will skip from the photos alone.
