My backyard has been used for a family members wedding in the past, but I'm not sure about the liability of having someone I don't know that well use my back yard for their wedding.They could have a huge wedding tent set up, have the mobile bathrooms parked, and have all the caterers operating in my backyard.Has anyone tried this or have any advice as to if this is practical?

So on that note, does anyone have any examples of operating agreements in Florida?

Gross rents - vacancy loss + ancillary revenue (like laundry machine rental income) = Gross Operating Income. 

It will keep loans simple and will let you leverage early builds on later builds.

Just make sure you get an operating agreement.

I’ve been told to operate as a sole proprietor until I have actual assets to protect/income from the business.

Once I finished my enlistment I got an amazing job as an Operating Engineer (crane operator) in NYC and met my beautiful wife.

Several flippers have told me to avoid it because it can take up to two years just to do a simple remodel. 

Either the condition of the property, the market rent, or the marketing & leasing operations are failing completely here. 

Well, you have control over which offerings you invest in, what sponsors you invest with etc...but once the investment is made you have no control over the operations and decisions.
