Still, I thought the rules on bonus depreciation applied only to commercial, so you would still need to depreciate those items over a period of years (although shorter than the 27.5 of the property).

It's not as expensive as people think and if you can piggy-back on a tenant's wi-fi so you can view the cameras (using an app like Hikvision) that's a big bonus as well (though if you are local you can access the hard drive - it just seems like a pain - I just use the app).I have a 4-camera system that was installed at my primary residence roughly 18 months ago.

If this is the case and you end up going forward with any house that has 3 or 4 bed units make sure you get the current water/sewer bills from the seller during your due diligence because the $160 you budgeted per month may not be enough.The garages are a nice little bonus to rent out.
