Would you recommend I use a local, Houston-based, accountant (I have a W-2 job here in Houston)?

I think in this case its not as bad as other instances, but am also concerned about any liability for renters learning about previous mold conditions and not having a professional team take care of the job and certify that the property is mold free.Hey @Chris Brown, we haven't ran from the mold yet.

In my view, this is a full time job to achieve a significant level of success.

I may be able to buy a duplex in Tallahassee, Florida and make this model work, BUT I'd be sacrificing my income potential on the front end of things (from my job). 

I have little credit I just started working on it, and I been at my job for less then 6 months. 

In the master agreement there are things like what constitutes a walk off from the job, if something fails city inspection, if work is done incorrectly or with poor craftsmanship, when and how ill pay and so forth.

They are a little rough around the edges, but they have always gotten the job done.
