@Moshe Bloorian Most people look at me like I have 3 heads when I try to explain that I invest in real estate. So I gave up and now the conversation goes like this:

"What do you do?"
"I flip houses."
"Oh wow! You mean like on HGTV?"
"Yes, just like HGTV."
"I've always wanted to flip houses, it looks like so much fun!"
"Oh it is, it's lots of fun and easy money too."
"Awesome! Can you teach me how?"
"Yes, I have a mentor program, it starts at $50,000."
