@Rich Bultema - hey Rich - most of banks for gov't loans including FHA are requiring a higher credit score and lower debt so FHA would accept a  credit score of 620 and now the minimum is 660.  

He has a couple of thousand dollars in student loan debt that is in default (no more than $5,000, so not a ton)... he is looking to go through the loan rehabilitation process in order to pay it off, to avoid further hurting his credit score.

I'll allow people with recent evictions nad 200 credit score to move in. 

My wife and I purchased our duplex with an FHA Loan, and so much of those loans are sooooo incredibly subjective it really depends on the lender, the underwriter, and the inspector that you get in the draw on how big of a pain in the *** the process will be. 

Pretty incredible jump in value with little renovation costs.
