So its an investment in time, effort and training to get this going but as we scale up the number of flips we do then I think we'll be in a good position.  

I have only experience in one-off requests like an electrical permit, residential general repair permit, etc (and those were bad enough) but have heard it can be a nightmare with a total construction permit, especially if large-scale clearing of trees (arborists permit) is required.

I left there for (several different) manufacturing jobs.

Don't make it all about the PM, make it about the property too. 7 points scales are nice to use on a couple of questions. 

And trust me, I understand that us having the scale we do makes a huge difference.I also understand 100% about having to have your first, or first few, syndications go extremely well.

Form the company around that and taking in new clients in my area for a small % of the rent, and scale from there. 

Do you have any tip for young small scale investors that are looking to make a big return?

I don't get the economy of scales from insane rent appreciation like you do :) Can deals still be found today?
