You’ll have to spring some $$ to redo the kitchen and bathroom but if cabinets are solid wood can maybe get away with painting them. 

They then did the income approach to come up with another number, they averaged the 2 around rounded up towards the income approach. 

Can get away with quick flips on the lower end but not a million plus.
