A lot of the prospects we get for our mobile homes are genuinely good, hard working people, but they can't afford buying a house for $7,000. but they can easily pay monthly installments of few hundreds bucks plus the lot rent.Let me know if you have an opinion on it, or now someone that could help finding an answer for this question.Kind regards,Rod

That is a problem.I'm not trying to diminish the risk of lead, but if the law doesn't recognize you as an expert, you aren't, and if you haven't engaged one, you are just guessing, so disclose as such.

HI Teri - I genuinely hope the company is still in business so that customer issues can be dealt with in an orderly manner.  

We want people who want to be in the house and recognize the value they are getting.  

The requirement will be the same in 49 states (Pennsylvania does not recognize the 1031 Exchange). 

Some will make you feel like a number and some will spend hours on the phone because they genuinely care. 

But recognizing it's more that I am new and learning in a tough time.I have a purchase price amount up to $220K with 5% conventional owner occupied loan for first househack.

You'll be restricted to long term market rents because conventional financing doesn't recognize short term rentals. 

So, if you have to go to court, your entity will not be recognized if it has no standing there.Let me also put a plug in for the side that you don't always need a legal entity, at least for residential properties.
