Old (lead?) paint question.

first posting here! I have been a silent consumer of BP (I didn't feel I had anything to offer until I got started and my feet wet, and instead of asking my own questions I search for others who ask the same as I had to avoid repetition) and now I'd like to lean on the community for some input and start giving back however I can now that I'm into the process of my first investment. I just bought a property in Philly, an old house from the 40s (genrally speaking excellent condition) which has wall paper covering most of the house. I stripped it off the living and dining room to reveal old paint. I got scared thinking it very well could be lead based and I don't want it professionally removed (too costly) but I want to keep my future tenants safe (it's a college rental). I know I will he giving lead disclosure with leases. I am hoping for thoughts on safely concealing the paint. I am leaning towards skim coating the walls, priming, and painting to 'encapsulate' any possible danger. Your thoughts and feedback would be much appreciated. thank you! Brian
