My price range is from $300k-$450k.

I put down 20-25% and try to hit a rent range of 1350-1450.

We charge a flat $125/mo too but most of our clients have SFRs in the $1,300-$1,500/mo rent range. 

I am still doing loans for rentals with LTV's in the 75% range depending on area.

But they might be out of my price range for a good house.

What terms would make sense for a 1st note in the $450,000 range? 

For now we've got March 1st-22nd for the years 2015-2020 to see if there are any observable trends in how many listings (and at what price ranges) are coming online. 

The typical home UST ranges from 250 or 500 gallons which tends to fall below the regulatory threshold.
