I am glad I was able to find that great price on the architectural shingles and my guys were able get it done quickly, I think it looks 100 times better than the 3 tab shingles and will increase the value even more. 

Over the past 5 years, we've renewed, updated, and remodeled the building to attract better quality tenants (we have 5 residential units upstairs and another commercial unit).

But in my experience with out of state rentals and property managers, turn around is not that quick.  

I could have made the P-trap installation quickly on a Sunday, but he said that didn't want anybody on Sundays.

I Am attracted to low crime areas, better schools, and newer construction if you are looking for a low involvement investment, especially for a first property.

The ability to leverage your 100k over multiple projects makes it more attractive for additional RE income and also long-term appreciation.

No one abuses them/has friends over to do laundry like a free w/d would attract.

You pay for having quick and easy access.  

So if you do a quick turnaround, keep that in mind if you get an offer from an FHA buyer.
