I was calculating the amount we've made as what was deposited into our accounts by the rental websites minus taxes, so that's including the % fee, cleaning I charge directly to the renters, and I use a management company on an a la carte basis (when a toilet gets clogged or something stops working and I need to send someone over) so there hasn't been too many charges there.

Repair expenses are smaller dollsr repairs such as patching up drywall,  fixing clogged toilet, draining septic, etc.  

You have the experience to know all the good and all the bad things that can come up during a re-hab project so hopefully you know what to anticipate and thereby prevent it.

But two years ago we never even considered investing in real estate so we bought  a house that was not a good investment and is now a huge obstacle preventing us from getting started on the investment path.
