I personally think the detailing MAY be a great idea, IF the location of the car wash is on a highly traveled street in a neighborhood with lots of residences within a 2 mile radius.

I am also type of person who always thinks I know what I want and as I age realize things change - I say this because this would lead me not to want to buy a house now to rent to move in the future - I would look at it if it worked as a good rental and assume I would not live there and if I did later in life that’s bonus

We need to move for personal reason and are trying to avoid selling and loosing the low rate as well as the cash flow.

What you do after you buy the house and which room or area you occupy is your decision at that time.If you mention to the Bank/lender that you plan on living in the basement for example or an ADU they can deny the loan.

How would you fund this if you are working with less than 20k personal funds.
