Best,Parth @Parth Panchal   One thing you would want to consider  is that Fannie/Freddie  will NOT finance a 2-4 unit building with an ADU.

I come across both fix & flip projects, as well as stabilized cash flowing rental units, primarily small multi-family with some SFHs as well.

If a large investor with 100 units wants to use you as their PM and their portfolio is a great fit for your business I know for a fact that almost every PM company will play ball and negotiate fair terms.
