Of course, we also plan to add a couple high quality TVs, good furniture, and keep the interior clean.The back yard is marvelous and just about the biggest/nicest in the city.

A good reasonable price by a quality contractor is what I want.  

I feel like the quality has probably come up somewhat across the board in the last 5+ years. 

On this second part, I have done a variety of terms from just offering payments with no interest to adding market interest BUT paying it only once per year on the outstanding balance.

There is more to investing than how many properties you have-ie quality vs quantity. 

That being said, should I decide to invest out of state in the future I do think it's something I will take into consideration, as quality of living in any given city will directly affect the income an investment can produce and the general tenant pool for a given area.  

I imagine having to train someone up who wants to do this themselves... high level of quality control required.
