If the answer is you can do nothing to make it better... then most certainly get out.

@Jay Lam To answer that question [(d)(i)(D)] you will need to identify the named Insured, the members of the LLC, and the consideration stated in the deed.And even if the conditions for the LLC being covered by the definition of the "Insured" are not met, the policy would not be voided.

This is not a problem if you use a licensed CA real estate broker to originate your loan since they get an exemption against usury for loans secured by real estate.My strong suggestion is to find an experienced hard money lender at a local real estate club to originate the loan for your lender.

The answer is either, they aren't as successful as they want to appear (I would say most common) and need to be making money somehow.  

It's not your choice.I don't think seeking an answer on how to invest with little to no capital should be your goal.
