Derek,The concern is that if you annualize the 3% monthly, the rate is 36% APR, which is really high and leaves you with no room for error.  

It was a great investment on their part as I have bought multiple properties with them, as well as been a private lender on numerous loan to the same company.  

Also might want to think about Errors and Omissions insurance.

Please let me know opinions about the deal and any error in my analysis.

Boca has a draw due to FAU, Boca Regional Hospital and the number of corporate employers however there are numerous apartments due to come on the market in 2017 as well.

There are numerous products out there that qualify investors on the property DCR or no income verification that doesn't take your tsx rrturns into account.
