I have send late notices through text message but I guess now since the tenants are having attitudes and continuing to be late on rent I can just service them the late fee notices to the residence and and eviction notice 5 days after.

Maybe someone walked the property who wanted 2 bedrooms and noticed it wasn’t a legal bedroom and it had to be re-listed as a 1 bedroom. 

I've noticed a trend whereby the owner's licensed agent intentionally measures on the downside to I believe, increase the seller pool and quicken the sale.  

I noticed a lot of the discussions on here discuss buying and investing in whole parks, but for someone like me with no experience, this isn't an option. 

@Joshua Janus I've also noticed there is a distressed property right across the street from another one of my houses that has had fencing around it for a few years.

Now I'm not saying that above-average finishes don't attract more buyers to sign on the dotted line, but unless the appraiser notices that quality, the buyer will still need to bring $$ to closing. 

But, as you've noticed you have direct and indirect operating costs to do it and maintain your corporate veil, otherwise what was the point.I'd be happy to chat.
