There are a few markets that are both, but most are neither.I buy flips in markets whose property profile matches my criteria for profit and entry cost.I buy holds in markets whose property profile matches my criteria for cash flow and entry cost.Notice the two items that are the same in both:1)  Entry cost2)  My money Making Friends (spelled differently in both markets...as in "Profit" and "Cash Flow")

After I acquire that property I obtain 3-4 units to have enough cash flow to match what I'm earning at my job.

That is expecting the next significant down turn to match the last down turn which may not be the case.Current cash flow is not a guarantee of future cash flow. 

- this is a mess - after looking over the zoning plans for MY house ... the zoning plans don’t match my home , it says our driveway is in the front (it’s in the back) it says we have a patio (we do not) it also says we don’t have a crawl space under the house (we do) AND ALSO - it says our house of 16 feet wide - the crack begins at 16 feet 2inches ...I feel bullied and lied to by my city...

I would identify a market that suits your needs, build a team in that area and identify a property that would match your criteria.

Then try finding deals that match what you are looking for in that area.
