If you are interested in getting into the real estate game, do it on more relaxed terms.

I figured my heart was in the right place, but as a more novice investor, you always want validation from a more experienced player in the game.

When negotiating a contract assignment with your end-buyer, what is the criteria used for determining how much of an earnest deposit to ask for, in order to insure the end-buyer has some skin in the game and is not so prone ti back out of the transaction during escrow?

i have a investor looking to buy deeds and can close in 48 hours but not sure whats the best way to find deeds and people have been telling me its a tricky game where brokers buy deeds for less then nothing and try selling it for a outrageous price 

One word of advice:  w/ no track record, most potential investors will want you to put significant skin in the game.

Shalan,I think with the big banks you are caught in the waiting game.

BUT ALSO at one point there was an open area for Machine maintenence where they kept some industrial cleaners , a few 50 gallon drums for Machine Lubricant purposes  and a rack for Propane tanks that were used on the tow motors .

Every titan started with his/her first deal...you happen to be decades ahead of most, and for a long game like REI, by the time you're my age you can have an empire of your own design.
