Im looking at doing a refi on my primary to do down payment and up dating on a rental...once updates complete on rental should rent for 800 leaving  400 a month cashflow...my thoughts are to build up 6 months of rent for problems arising on the rental..then pay myself back putting the extra dollars to paying off my primary home quicker

@Tito Burgos I would argue if you use the money on a buy and hold, and buy right, you will be about refinance into long term money with a bank and take your Monday to many more deals.. it seems like that’s called BRRR on this site.This will leave you with your original cash and an asset that is producing cash flow every month.

When I was leaving the event there was a couple walking out and one of the sales guys was walking with them and trying to pressure sell them on the next event.I have thought about going to another 2hr event just to pass out small slips of paper with biggerpockets.com printed on them.
