I think selling and using the 1031 process to leapfrog into a few solid SFR rentals would be your best bet.

Hello,I was trying to see if anyone had a standard contract of sale agreement they can share with me to do a sale by owner that did not involve any agents.This is for sale in maryland.Once i have it,i am planning to give that to the title company directly.If anyone can provide me with one or give pointers that would be a great help.Thank you !!
