I've come across blog posts on the multifamily vs sfh advantage, but in terms of #s, annual roi for a unit in multifamily is often inferior to that of a sfh, at least in my area, and that doesn't take appreciation into account.

The thing that gets me is that GC shows a lot of "luxury" units that one would think would fall above the fray in terms of people being able to or not being able to pay their rent - this makes me question what's actually going on here. 90% of our rental portfolio in CT is b/c tenants.
