Wilmington is still a hot market, with competition going on good inventory.

The hate towards California is at an all time high and despite being warranted in many ways, theres much more room for positive surprises compared to the hot markets today that are oversaturated with investors.

I know the entire midwest is such a HOT market for real estate investors and Indianapolis is no different. 

Just a few months ago with the white hot market you would likely not get seller to accept your offer with the timeline it took to close a homestyle or 203k loan. 

But it does take care of all the basic things like replacing a hot water heater, AC maintenance, plumbing, calls, septic calls, etc.  

CO is hot for us, last month I think we closed on roughly 65 units here in the CO area...

A little swing or some outdoor rockers and some pics of the deck with some hot mugs of coffee in the pic would be great.
