I was just presented chicken scratches and half completed spreadsheets on a 50 unit building.Could be an opportunity as it's a out of town landlord and the building has had its share of problem tenants.Most of the units the tenant pays their own heat, in a few, the owner does.My question:  can one do their own "financial forensics" on such a building?

I would have the tenant pay for electricity, heat and gas.Monthly expenses are calculated at $1,174.01 leaving me with $25.99 in cash flow, 3.28% pro forma cap, 0.92% COCROI and 5.04%. 50% and 2% rule says this is a good.
