My advice is to stay out of F areas and go for C/B areas. 

What I read you have to be careful about giving credits because it can be considered as a financing agreement and you would be forced to foreclose rather than evict. 

That example tempted the buyer in me but the investor felt like I would not want to be forced to sell such a large and beautiful SFR for that cheap.

It's definitely not a get rich quick scheme.Both the $165 and $2k numbers are subject to variable market forces, so I need to re-evaluate the market after we get permits. 

Although it’s not an “achievement” it’s a driving force.

As far as out of state investing goes - I bought my first deal out of state and in a lot of ways it forces you to work "on your business" instead of "in your business" as you are unable to go drive by it everyday and check up on things.

In other words, HOW you generate a lead has a huge impact on the Negotiation Dynamic you will walk into.

The reality is people practically never pay more so while you lose flexibility you force paying down loans.
