Given that most of the deals are in the $650k-$1.2m range (I’m in the Greater Toronto Area, Canada) one can fly through volume fairly quickly.I currently have a relatively small operation and focus on 1st mortgages (8%-10%) and 2nd mortgages (~12%+) up to 80% LTV.

I would never advise a person to buy their first investment property sight unseen.Spent the $500 - $1,000 and fly out there and stay there for 2-3 days.Get a feel of the house, the neighborhood, meet your connections.After the first deal, it is okay to buy sight unseen but still get a home inspection.

The pilots will likely update the passengers (“Just to let you know, folks, we’re experiencing some turbulence at the moment…”), but the passengers don’t have any active responsibilities in making the decisions or flying the plane.

Today I rode by and there is a college flag flying in the front.

I'd love a quarter of your experience and knowledge in real estate (and systems management, and logging, and flying for that matter).I guess I am just passionate about speaking up when people are negative about paying for knowledge.  

So investors would fly into Harris County (Houston area) to invest at these auctions.  

So, looking to get your thoughts; should I fly out and help get it to the finish line/supervise? 

It has slowed down as well after things were flying about a year ago.
