Your best bet is to borrower the downpayment (although, if your property doesn't debt service, you won't cash flow)

I would highly recommend, if you househack a multifamily, you should target 3-4 unit properties instead since those will cash flow once you leave.

What's your goal - cash flow or appreciation?

More info is needed but, depending on how much you paid for your current home, buying a a new home and renting your current one may not work too well if the rent doesn't generate cash flow or at least cover the mortgage payment. 

I've gotten a few good deals by confirming the additional beds/baths are not permitted as I buy it at what's actually permitted and go through the hassle of getting the rest permitted myself.

Lots of people have been sold on SFR as investments and are SHOCKED when the reality of repairs, depreciation, tenants, and negative cash flow rear their ugly heads.
