I hear that people are going to Tahoe in summer just as much for other activities such as hiking, fishing, boating, off-roading etc.  

Then I would be anchored off a tropical island for the next 20 years eating fish and drinking rum....Just kidding I think you have some good advice going here.

I think we are at the point of overpriced right now. 20+% growth the last year and projected is pretty nuts. 

Currently learning how to evaluate deals with comps & ARV and I know by listening to the pod casts that the 1% rule is a good approach to weed out deals so you don't drive yourself nuts but I am not finding any 1%.. am I crazy ?

.:  a) you are fishing in a much larger pond (323 Million vs 36.5 million); and b) historically, folks U.S.A. tends to be less risk-adverse {statistically) when it comes to investing than Canadians.

What everyone fails to realize is that a list being of "less competition" is completely irrelevant when the strategy doesn't work.Let me give you an exaggerated example.A fish only eating shrimp in a pond that is oversaturated with fishermen, sure if you use shrimp on your hook you have a TON of competition.So the advice given is, " put a rock on your hook.

So, he talks to you in this short time about the same wonders of Airbnb rentals- but conveniently leaves out all the nuts and bolts.
