I personally hang my license with an individual broker that operates out of his home and my fees are extremely low. 

paying interest to borrow money you already have... but it's specifically designed for building or rebuilding credit, and the interest rates are extremely low.

Did you hire property management or just got an extremely good tenant?

Also, almost all of our rentals begin around June 1st, so we are extremely busy and we need a window covering that doesn't take as much time to clean.

I am extremely new to real estate investing and have only lived in Lexington, KY for 16 months.

If you are to offer 70% of retail value here in my market you have to have cash and you have to have an extremely motivated seller.  

It's great to be here...I'm sure that BP will prove to be an extremely helpful resource and that in time I'll become a regular contributor to the forum!

That said, it has become an extremely competitive market.  

@James Tsuffis , I apologize for the late respond, just came back to the US after visiting family abroad.It is extremely challenging (trying to keep it on the positive side...) to find a decent 4-plex in B-C area around Los Angeles or better areas of San Fernando Valley, with my low-newbie budget, and still use it as the main residence.
